Nicklaus provided full A/E design and construction services for a new business incubator at the San Luis Industrial Park. This project was financed by the U.S. Department of Commerce Economic Development Administration, Community Development Block Grant and City Public funds. The facility consists of a 91 ft. by 220 ft. Pre-engineered Metal Building divided into seven (7) suites, ranging from 1500 to 5000 sq. ft.; a common area shared between five of the suites; and two larger suites consisting of 5000 sq. ft. The building is targeted towards new, small, local start-up business that need an established location for their initial development and assistance from the City with subsidized rents and utility costs. Nicklaus assisted the City of San Luis with communications, coordination and documentation to meet the stringent requirements of federal funding agencies. During construction, Nicklaus provided inspections, review of RFI’s and submittals, and review of change orders and monthly pay applications. In addition, Nicklaus performed special inspection, materials testing and construction staking services.
